Property Regional Manager – Baghdad

Job Overview

Position Summary:
The Property Regional Manager leads a team of Property Specialist in the region that oversees the ground leases, site access, permits, and external parties communications for TASC Towers’ assets. The position collaborates with other departments in the Asset Management, Technical, and financial divisions to ensure tower operations run smoothly, assets comply with local regulations, and ground leases are renewed ahead of schedule and within budget.

Job Responsibilities:
• Lead and manage the property team during day-to-day operations and provide guidance to ensure the team performs at a high level.
• Spearhead property management cycles, including building relations with landlords, community, and regulatory stakeholders; ensuring smooth access to TASC Towers on acquired properties; and ensuring licenses, taxes and all other important property documentation are handled properly.
• Perform or supervise analysis and reporting related to all property leased/owned by TASC Towers, including leases, taxes, renewals, disputes, etc.
• Ensure the accuracy, quality, and timeliness of all Property data and develop adequate controls over the database.
• Oversee financial, regulatory, and social communications/negotiations with landlords, com-munity, public entities, and other stakeholders when necessary.
• Field and resolve all landlord and community complaints interfacing with other departments where necessary.
• Create, implement, and monitor the Property department’s internal policies, procedures, and KPIs.
• Aid in the development of any required tools/systems to ensure the smooth operation of as-set/property policies and processes.
• Prepare feasibility analysis reports and lease vs. buy analysis reports for potential property, in-hand property and to-be-dropped property.
• Ensure TASC assets and property operations are compliant with local regulations and have all the necessary permits.
• Communicate with internal and external stakeholders (e.g., Landlords) to ensure all critical issues, obstacles, and restrictions are resolved in a timely fashion and in accordance to TASC quality standards.
• Periodically plan and deploy safety and training programs for the asset and property team.
• Perform all other duties as assigned by the Asset and Property Director.

Required Experience:
• Ability to direct a team by setting goals and priorities that result in the achievement of asset and property objectives.
• Expert-level knowledge of telecommunications site development processes and procedures.
• Outstanding interpersonal and communication skills and the ability to develop strong rela-tionships with both internal and external stakeholders.
• Strong dedication to customer service
• Excellent ability to analyze operational and financial information to identify optimum out-comes and inform company initiatives.
• Ability to identify issues, diagnose complex information, and provide effective solutions.
• Extensive experience related to property acquisition regulations and property management policies.
• Minimum seven (6) years of experience in wireless telecommunications, mainly property ac-quisition and management

Required Qualifications:
• Bachelor’s degree in civil engineering or related field

Skills & Competencies:
• Fluency (both oral and written) in both English and Arabic.
• Proficiency in Microsoft Office products such as Excel, Word, and PowerPoint.
• Strong leadership and negotiation skills are required.
• Positive attitude and ability to work well on a team in essential.
• Excellent analytical and strategic thinking skills.
• Flexibility and creativity in planning and problem solving.
